Zoning Incentives

Economic Expansion Zones

To encourage expedited development in the Town’s Economic Expansion Zones (EEZ), the Oro Valley Town Council amended the Oro Valley Zoning Code to allow for the following:

  • Limit plant removal and earthwork before site plan approval to EEZ sites only

  • Allow administrative approval of code compliant sign criteria

  • Require an open-house for Tech-Park sites near residential areas

  • Remove inefficiencies within the approval process

Lite Tech Uses in C-1/C-2 Zoning Districts

Understanding that lower impact tech development can coexist with retail/commercial development, the Oro Valley Town Council amended the Oro Valley Zoning Code for the Rancho Vistoso Planned Area Development and the La Reserve Planned Area Development in the Commercial-1 (C-1), Commercial-2 (C-2) and Technological Park (T-P) zoning districts to achieve the following:

  • Allow low-impact employment uses in commercial (C-1 and C-2) zones

  • Update and revise the uses and standards in Tech-Park zones. Click here to view a map of the revised Tech-Park Zoning(PDF, 211KB).

  • Increase the building height for Tech-Park zones only

  • Add provisions for specific uses and odor abatement plans
